This Privacy Policy (“Policy”) explains how Sethu, owned and operated by Theia Real Estate Private Limited (“Theia,” “we,” “us,” “our”), collects, uses, stores, processes, and protects information when users (“you,” “your,” “broker,” “B2B client,” or “service provider”) access or use our platform, including the WhatsApp AI Bot, Sethu Portal, and value-added services.
By accessing or using Sethu, you agree to this Policy in its entirety. If you disagree, discontinue use immediately.
1. Scope of this Policy
This Policy applies to:
- All brokers registering or using Sethu for property management and collaboration.
- All B2B clients, including companies, brands, franchise chains, property consultants, and institutional investors.
- Service providers for loans, interiors, or documentation services onboarded via Sethu.
2. Data We Collect
We collect information that falls into the following categories:
a) Broker Information:
Name, contact details, brokerage firm name, transaction history, and communication preferences.
b) Client Information (Provided via Brokers):
Client requirements including location, budget, property type, and preferences shared voluntarily by brokers.
c) B2B Client Information:
Company name, representative details, property requirements, transaction needs, recurring deal preferences, and interaction history with the platform.
d) Property Information:
Ownership details, location, property type, size, and associated legal documents (if shared voluntarily).
e) Usage Information:
WhatsApp conversation data (structured only for property/lead details, not personal chats), portal login activities, feature usage statistics, device information, IP addresses, and browser data for security purposes.
3. Purpose of Data Usage
We process data for the following legitimate purposes:
- Service Delivery: Property listing, deal tracking, document retrieval, lead matching, and broker-B2B client connections.
- Market Insights: Anonymized data helps us understand real estate trends, broker network dynamics, and property demand analytics.
- Trust Building: Creating broker trust scores based on real deal closures, response times, and collaboration reliability.
- Value-Added Services: Processing requests for loans, interiors, and franchise services strictly as per user consent.
- Security & Compliance: Preventing fraud, ensuring lawful transactions, and complying with local regulations.
4. Broker-Centric Commitment
We explicitly guarantee:
- No Deal Circumvention: Sethu will never bypass a broker to directly approach property owners, clients, or brands for independent transactions.
- Broker Data Protection: Data contributed by brokers will never be used to compete with them or benefit unauthorized third parties.
- Commission Independence: Sethu does not interfere in broker-negotiated commission arrangements unless explicitly stated for B2B or VAS (Value Added Services) revenue-sharing agreements.
5. B2B Client Data Handling
- B2B client data is treated under the same security and privacy principles as broker data.
- Data may be used for property searches, deal facilitation, trend analytics, and service optimization but never sold to third parties.
- Confidential deal requirements are never disclosed publicly or to competitors.
6. Data Sharing
Information may be shared:
- With Service Providers: Banks, interior designers, or documentation agencies only when you request their services.
- For Compliance: When required under applicable laws, court orders, or regulatory demands.
- For Security: To investigate fraud, unauthorized access, or platform misuse.
7. Data Security Practices
We employ:
- End-to-end encryption for WhatsApp interactions.
- Role-based access control for sensitive data.
- Periodic security audits to ensure infrastructure compliance with best practices.
8. Data Retention & Deletion
- Transactional records retained as per real estate and financial compliance laws.
- Non-essential data deleted upon verified user request unless legally required to retain it.
9. Your Rights
You can:
- Request access, corrections, or deletion of your data.
- Object to specific processing activities like market analytics.
